I am married to a Cuban woman and we would like to buy an old house in Cuba. I am interested to find out if we buy a house in a bad condition, can we demolish the house and build a new one on its place. My other questions are: Do we need to ask for a special permission to build a new house? Who can issue such permission? After we build the house, what institution do we turn to legalize the ownership of the new house? Thanks!

I’m guessing she’s not originally from Cuba?

1. You can’t buy a house in Cuba.

2. You can’t demolish a house in Cuba.

3. You can’t build a new house in Cuba.

4. Good luck getting any permission to build anything in Cuba.

5. If you don’t know who can issue such permission, you can’t get such permission.

6. You cannot own a house in Cuba.

Sorry to be so harsh but based on your questions, you have no idea about the hardships and realty of “ownership” of property in Cuba.

Houses and condos are for sale(new) in Varadero. Old houses have been sold in the past ,Robert Redford bought one. But it may be difficult now.

Houses and condos are NOT for sale in Varadero and I have never heard of Robert Redford buying a house.

In general, only Cubans resident in Cuba can own houses. (Without getting into any long debate on what is meant by “own”). There have been a handful of exceptions for some foreigners where the Cuban government wished to show special favour.

Most foreigners with houses in Cuba are doind so through a Cuban, who holds the legal title. Thus they risk the Cuban saying that the property belongs to them, and dumping the foreigner. Therefore one needs either to have a lot of confidence in the Cuban or only use funds that can be lost.
